In short

Dubai Marina property management means a licensed operator runs your rental property or holiday home for you on Airbnb, Booking.com and direct: permits, listing, pricing, guests, cleaning, bills and payouts. The Marina has Dubai’s strongest year-round leisure demand, with the beach, JBR and the tram on the doorstep. The catch is competition: average units get lost among thousands of listings.

Why Dubai Marina

What Dubai Marina is good at, and where it’s risky

Waterfront demand, leisure-led

Marina Walk, the beach, JBR and the tram sit at the door. Guests book the location before they book the apartment, which means longer average stays and a December peak.

The view pays a premium

A marina or skyline view moves the nightly rate more than almost any other feature. It is the first thing guests filter for.

Summer is slow, and competition is heavy

Occupancy runs 85 to 90% in winter and falls to 50 to 60% from June to August, while thousands of listings chase the same guests. Flat-priced, average units get lost, so the calendar has to be priced for both seasons.

Peak season

85–90% occupancy

~AED 550–750 a night for a furnished 1-bed

Summer (June–August)

50–60% occupancy

~AED 350–450 a night for a furnished 1-bed

Service charge

AED 15–25 / sq ft

Paid by the owner; district cooling billed on top unless the tower is chiller-free

Questions Marina owners ask

Dubai Marina property management FAQ

How much more rental income can my Dubai Marina apartment make?

On 1 to 5+ bedroom Marina apartments, owners typically keep 17–26% more than on a long lease, after management commission, cleaning, DET fees, utilities and internet. Tower, floor and view move the number, so we check your unit against real comparables first.

Is this Airbnb management or long-term property management?

Both, depending on the season: short-term stays on Airbnb, Booking.com and direct in high season, and mid-term stays in low season so the calendar doesn't sit empty. You're not locked into one model.

Does my Dubai Marina building actually allow short-term rentals?

It depends on your tower, because the building has to issue an NOC as well as the DET permit. A handful of Marina towers have passed resolutions against short-term letting, and Cayan, Princess Tower, Marina Gate and Stella Maris don't all take the same position. We check yours first.

What's your fee?

One commission on what your unit actually earns, given to you in writing before you sign. There are no hidden charges, no cleaning markups and no platform fees layered on top.

Is there a lock-in?

No. You can leave with 30 days' notice and no exit penalties.

What Airbnb occupancy rate should I expect in Dubai Marina?

AirDNA data puts the Marina at about 78 to 82% across the year, against roughly 72% Dubai-wide. Winter runs 85 to 90% and June to August falls to 50 to 60%. Market nightly rates for a furnished 1-bed follow: roughly AED 550 to 750 in peak season and AED 350 to 450 in summer.

What rental yield does a Dubai Marina apartment make on Airbnb?

Gross yield sits around 8 to 10% managed short-term, against roughly 5 to 7% on a long lease. After the extra running costs, owners typically keep 17–26% more. Tower, floor and view move it, which is why we check your apartment against real comparables first.

Who pays the service charge and the chiller bill on a Dubai Marina short-term rental?

The owner does. Marina service charges run roughly AED 15 to 25 per square foot, or roughly AED 18,000 to 30,000 a year on a 1,200 sq ft two-bed. Unless your tower is chiller-free, district cooling from Empower or Emicool is billed on top.

I have a tenant until next year. Can I still plan a switch?

Yes. Onboarding can start a few weeks before the tenancy ends, so the permit, the tower NOC, the listing and the pricing are ready the day the keys are free. If a lot of the lease is left, we plan around it and pick the date up later.

Can I still use the apartment myself?

Yes, up to 30 nights a year with 60 days' notice. Tell us the dates and we keep them clear of bookings.

If you’re tired of hoping your manager is honest with your money, moving your Marina unit is the right move.
